McLean, for tenants.
McLean asks more per square foot than Tysons Corner next door and has less space sitting empty. That is the opposite of what most tenants expect walking in.

The submarket in four numbers.
McLean and Tysons Corner submarket rent and vacancy figures from published brokerage market data. Publishers measure submarkets differently and the numbers move every quarter, which is why no negotiation should rest on an average.
The paradox, stated plainly
McLean sits immediately next to Tysons Corner, shares the same Silver Line corridor, and still asks more per square foot with less vacancy. The McLean submarket averaged $44.39 per square foot against 17.07 percent vacancy, while Tysons Corner next door averaged $38.89 with 18.68 percent vacancy. Most tenants assume the bigger submarket is the cheaper one. Here it is the opposite.
Why McLean prices ahead of its bigger neighbor
Two things explain the gap. McLean's inventory is smaller and skews newer, so there is less aging Class B and C stock dragging the average down the way there is in Tysons. And McLean is a headquarters address. Capital One, Freddie Mac and MITRE all maintain a major presence there, which keeps daytime demand and prestige-address pricing power in a way a purely commodity submarket does not have.
Capital One Center, Block A — 868,600 square feet, delivered 2023. The submarket's largest recent completion and the clearest flight-to-quality anchor in the area. New, amenitized, large-block space like this is what is absorbing demand and keeping the average rate up even as the space around it competes for tenants.
What to actually negotiate here
Seventeen percent vacancy is not a landlord's market, even next to a headquarters address. There is still real room to negotiate.
The concession package. Free rent and tenant improvement dollars move even in a submarket with pricing power, because a vacant suite still costs the landlord money every month it sits empty.
Term flexibility. Expansion rights and early termination options are worth asking for regardless of submarket strength, and they cost a landlord less to grant than a rent reduction does.
The base year and operating expense structure. McLean's older buildings, the ones competing against Capital One Center rather than commanding its rate, are exactly where an ungrossed-up base year quietly costs a tenant money as the building fills.
McLean or Tysons: how to actually decide
If the address itself is doing work for you, recruiting, client perception, proximity to the companies already headquartered there, McLean earns its premium. If you are optimizing purely for occupancy cost and are comfortable in a bigger, more varied submarket with more negotiating room in its higher-vacancy stock, Tysons is next door and cheaper on average. Neither answer is right in the abstract. It depends on what the address is buying you.
Questions we get asked.
How much does office space cost in McLean, VA?
The McLean submarket averaged $44.39 per square foot in asking rent with 17.07 percent vacancy, against $38.89 per square foot and 18.68 percent vacancy in the neighboring Tysons Corner submarket. McLean asks more and has less space sitting empty than Tysons does, which is the opposite of what most tenants assume before they compare the two directly.
Is McLean cheaper than Tysons Corner?
No. McLean asks about five dollars more per square foot than Tysons Corner and carries a lower vacancy rate, 17.07 percent against 18.68 percent. Tysons has far more total inventory and more Class B and C stock pulling its average down. McLean's smaller, more boutique inventory mix prices higher because there is less of it and less of it is empty.
What is the newest major office building in McLean?
Capital One Center, Block A, at 868,600 square feet, delivered in 2023. It is the largest recent office completion in the submarket and the clearest example of the flight to quality that is keeping McLean's vacancy below its larger neighbor's.
Should I lease in McLean or Tysons Corner?
It depends on what the address is doing for you. McLean carries more prestige per square foot and sits alongside headquarters addresses for companies like Capital One, Freddie Mac and MITRE, which matters for recruiting and client perception. Tysons has more inventory, more price points, and more room to negotiate in its higher-vacancy stock. A tenant chasing the lowest total occupancy cost often does better in Tysons. A tenant whose address is part of the pitch often belongs in McLean.
